In 2024, Maine imported over $200 million worth of wood from Canada, and with a potential 25% tariff, the costs could increase by over $54 million.
Maya Srinivasan, owner of Great Northern Builders, voiced concerns that these tariffs could create a tipping point for many consumers in Maine, particularly as most of the lumber used on her job sites comes from Canada. She added that her company has always held to a policy of honoring contract prices without escalation clauses, which could become challenging if lumber prices rise dramatically due to the tariffs.
The costs of lumber are already high, with estimates for framing a 1,000-square-foot home ranging from $3,000 to $6,000. Srinivasan expressed worry that the new tariffs could push home construction costs even higher, potentially putting homeownership out of reach for many.
Chris Eckelman, owner of Seacoast Hardwood Lumber and Plywood, acknowledged the uncertainty surrounding the situation but hoped that panic buying wouldn't lead to severe shortages. He believes that staying level-headed could prevent the situation from escalating too much.
With the existing housing crisis in Maine, the potential rise in lumber costs could make it even harder for developers to keep up with demand, further delaying construction projects and worsening the housing shortage.
