Opus Group Launches 250,829-Sq.-Ft. Industrial Development in Marysville
MINNEAPOLIS — COLUMBUS, OHIO: The Opus Group (Opus) has officially broken ground on a 250,829-square-foot speculative industrial building in Marysville, Ohio. The 33 Commerce Center project is poised to be the only spec industrial development in Central Ohio to commence in early 2025.
This development is significant as it arrives amid a slowdown in new industrial construction in the region, due to rising vacancy rates following the completion of bulk warehouses. However, the demand for smaller, multi-tenant industrial spaces is growing, and both Opus and Marysville leaders see this project as a response to that market need.
“This is a welcome sign that we’re returning to more of a growth phase that will bring more jobs and infrastructure to the area,” said Terry Emery, city manager for Marysville. “Opus is one of the most reputable commercial real estate developers in the country and is actively involved in the greater Columbus community, so we’re very excited to advance our partnership with them and see this project through to a successful completion for the people of Marysville.”
The 33 Commerce Center will be a Class A facility located on 18 acres within Marysville’s 33 Innovation Park, which boasts new utility infrastructure and high-capacity fiber optics. The building will feature four storefronts, clerestory glass entries for enhanced daylighting, 3,870 square feet of office space, a 32-foot clear height, and 24 equipped docks. The facility is designed for light manufacturing and assembly, with ample parking and space for future trailer parking. The expected completion date is August 2025.

Opus is handling the development, design, and construction of the project. AST Engineering is the structural engineer of record. Lee & Associates, represented by Mike Spencer, SIOR, and Todd Spencer, SIOR, CCIM, is marketing the space for lease.
