MONTPELIER, Vt - A new coalition is emerging at the Vermont Statehouse to tackle the state's ongoing affordable housing crisis, as the need for more housing becomes more urgent.
Vermont is currently grappling with one of the lowest vacancy rates in the nation, high homelessness rates, and a severe shortage of thousands of housing units. The state's ability to meet the growing demand for housing is being stifled by outdated zoning laws, complex state regulations, and an overall lack of affordable housing options for both renters and buyers.
In response, a group called Let’s Build Homes has been formed. This coalition includes businesses, developers, employers, and nonprofit housing agencies. The coalition is calling on state lawmakers to streamline regulations, cut bureaucratic red tape, and provide local towns with additional tools to build new housing infrastructure. They argue that these changes would incentivize nonprofit developers to invest more heavily in affordable housing projects, which could have a significant impact on the availability of affordable homes.
The coalition members believe that modifying existing zoning and regulatory frameworks would open the door to more housing development without compromising the state's commitment to preserving its unique character and environment.
“We envision a Vermont that continues to preserve the state’s unique character, cherished landscape, and valuable wilderness areas while also growing vibrant, inclusive communities in smart growth areas,” said former Burlington Mayor Miro Weinberger, a member of the group. "We need to balance smart growth with environmental preservation, ensuring that we can meet the needs of Vermonters today while maintaining the beauty and character of our state for future generations."
The coalition’s goal is clear: they hope to see the construction of 30,000 new homes by 2030. They believe that by reducing regulatory hurdles, more homes can be built quickly and efficiently to help meet the demand. This could potentially ease the burden on lower-income residents and provide more affordable options in areas where housing is currently in short supply.
Experts note that a successful implementation of these proposals could lead to long-term benefits for Vermont’s economy and quality of life. Expanding affordable housing would not only help reduce homelessness but also support a thriving workforce by ensuring that residents, especially those in low and moderate-income brackets, can find stable, affordable living spaces.
The coalition also stresses the importance of inclusivity in housing development, ensuring that new projects accommodate diverse populations, including seniors, low-income families, and people with disabilities.
By fostering collaboration among developers, lawmakers, and nonprofit organizations, Let’s Build Homes hopes to create a sustainable housing model that supports both growth and the values that make Vermont a desirable place to live.
