Allen Morris Company Unveils Visionary Mixed-Use Project in Coconut Grove

Allen Morris Company, a leading real estate firm in the Southeast U.S., has announced an exciting new mixed-use development in the heart of Coconut Grove. Designed by Oppenheim Architecture, this transformative project is set to enhance the area's natural environment, promote walkability, and invite the community in.

Located at 3101 Grand Avenue, the 1.7-acre development will feature a blend of office, residential, and retail spaces that capture the vibrant spirit of Coconut Grove. While the project’s name is still in the works, it will include a five-story office building with 100,000 square feet of space, a three-story condominium building offering 20 ultra-luxury residences, and 40,000 square feet of retail space. A standout feature will be a rooftop restaurant with panoramic views of Biscayne Bay.

Pedestrian-friendly pathways will lead to a central courtyard, creating a serene environment for residents, workers, and visitors. The ground-floor retail spaces will offer a mix of shops, restaurants, and wellness concepts. Prices for the condos will range from $2.5 million to $8 million.

Allen Morris Company is partnering with the Espinosa family, who have had a long-standing presence in Coconut Grove. The family will open a new location nearby and continue operating their business on the site once redevelopment is complete.

As a further testament to its commitment to the project, Allen Morris Company will move its corporate headquarters to the new office building, occupying approximately 15,000 square feet, while maintaining its family office at the award-winning Alhambra Towers in Coral Gables.

“This site is the jewel at the center of historic downtown Coconut Grove. We feel strongly compelled to create a project on the site that captures the essence of The Grove: blending the natural and built environments and harmonizing through its design the residential and commercial elements of this neighborhood,” said Spencer Morris, President of Allen Morris Co. “Moving our corporate offices to Coconut Grove is also a defining moment in our 66-year history.”

The project will be managed by a team of professionals, including Ryan Holtzman, Andrew Trench, and Brian Gale from Cushman & Wakefield for office leasing, Thad Adams from Allen Morris Company, and the Saddy Delgado team from ONE Sotheby’s International Realty for condominium sales. Daniel Cardenas and Michael Sullivan with Vertical Real Estate will lead retail leasing efforts.
