$331M Loan Secured for 50 Hudson Street Tower in Jersey City

Tishman Speyer has closed on a $331 million construction loan to kick off development on 50 Hudson Street, the second of two major residential towers reshaping Jersey City’s Hudson River waterfront. The 40-story tower will bring 924 rental apartments, 10,000 square feet of retail, and a new public plaza that integrates with the existing Hudson River esplanade.
The ambitious project is part of a master-planned, multi-phase development that seeks to enhance livability and connectivity along Jersey City’s bustling waterfront corridor. Designed through a collaboration among Handel Architects, Marchetto Higgins Stieve Architects, Hollander Design, Melillo Bauer Carman, and Michaelis Boyd, 50 Hudson aims to create a high-quality residential experience while prioritizing pedestrian-friendly public space and access to transit.

The project follows closely on the heels of its counterpart, 55 Hudson Street, a 58-story tower currently under construction just steps away. When complete, 55 Hudson will deliver 1,017 apartments, 60,000 square feet of retail, and 75,000 square feet of indoor and outdoor amenities, with completion expected in early 2027. Both buildings are pursuing Fitwel certification, underscoring Tishman Speyer’s commitment to health-focused design.
Located within close proximity to NJ PATH, Hudson-Bergen Light Rail, and ferry terminals providing direct access to Lower Manhattan, 50 Hudson is positioned to serve both commuters and long-term residents seeking premium waterfront living.
“50 and 55 Hudson are designed to complement and enhance the Jersey waterfront, bringing new homes, additional shops, and activated public outdoor spaces for the entire community to enjoy,” said Erik Rose, Tishman Speyer’s senior managing director.
The development marks one of the most significant private real estate investments in Jersey City in recent years and reflects growing demand for high-density, mixed-use neighborhoods that offer transit accessibility, lifestyle amenities, and scenic views of Manhattan.
